Listing Your Property In Winter

Most people tend to know that spring is one of the best times of the year to list your home for sale, but did you know there are actually a substantial number of benefits to listing property in the winter? Here are five reasons I think you should consider listing now instead of waiting for spring.

The Internet Has No Seasons

Originally, spring was the most popular season because more people had free time after the holiday season to go looking for homes. It coincided with the ability for families to easily move their children in summer before the new school year started and the weather was nice and warm. However, with the advent of technology, you do not need to leave the comfort of your own home to go house hunting. With the click of a button, you can easily start looking for the home of your dreams.

Curb Appeal Has Never Been Easier

Curb appeal is incredibly important because it is the first impression your home makes to a potential home buyer. As a result, home buyers tend to expect perfectly manicured lawns, impeccable landscaping and flowers befitting the cover of a magazine. This can take a lot of time and money to maintain. In the winter, you are blessed with mother nature’s ultimate curb appeal – a blanket of snow! Listing property in winter means that your curb appeal is always looking great because it will be dressed for the holiday season.

Winter Is A Seller’s Market

While spring may be the most popular time of the year to buy a house, it is also a buyer’s market. Dozens, if not hundreds of homes are for sale and it can be quite tough to sell when there are so many homes vying for a buyer’s attention. In winter, listing property is to the seller’s advantage as fewer homes are for sale (as some are preoccupied with the holiday season). With less competition, your home stands out!

Winter Attracts Serious Buyers

It is important to remember that I said that spring is the most popular time of the year for the real estate market. I did not say it was necessarily the best. This is because, in spring, everyone is excited to go out and about, which means some of the people who are visiting an open house are merely just window shopping, or being nosy neighbours. An open house to some is a great idea of a day out. In winter, people are less incentivized to go out due to the holiday season and colder weather. Therefore, you can count on anyone who shows interest in your home being serious. It is far better to have few, interested buyers than dozens of people attending your open house with no intention of purchasing.

You Can Enjoy Spring And Summer In Your New Home

Spring and summer are the mildest seasons of the year. Why spend those months packing and unpacking when you could be out enjoying it? By moving in winter, you will be completely settled in by the time spring arrives so you can enjoy a hassle-free summer.
