Are you thinking about selling your home but unsure of who to hire as your Toronto listing agent? It can be tough to know which real estate agent to go with when there are so many to choose from. To make the process as smooth as possible, here is our guide to finding a Toronto listing agent.

 

Ask Around

One of the best people you can turn to when looking for a listing agent is to speak to someone who has just recently sold their home. Turn to your family, friends and co-workers. By talking to people who have had positive selling experiences, you will learn what to look for in a listing agent. This does not necessarily mean that you should use the agent they used, as they could have sold in a neighbourhood entirely different from yours or have a different kind of home from you (for example condo vs freehold). The important takeaway here is to see what made the experience positive and look for those qualities in your real estate agent.

 

Vet Their Website

If you are interested in an agent based off a recommendation, I recommend going beyond a quick google search. Visit their website and read their bio carefully. Look at the agent’s areas of speciality. Do they have a background in marketing or other useful fields that could help list your home? What is their network like? Can they refer you to vetted contractors, painters, cleaners?

 

At the end of the day, your agent’s website should look polished and professional. A website that has a sloppy layout or that appears outdated could be a bad sign.

 

Interview

When you look to work with a real estate agent, you are essentially hiring them for their services. A confident and qualified listing agent would be more than happy to sit down with you and answer any questions you have. Important questions you should feel comfortable asking are:

  • Can you tell me about your pricing strategy?
  • How will you market my home?
  • What do you think my home is worth and why?
  • What will you do to prepare and stage my home?
  • What is your commission rate and what does it include?
  • What is your availability like and how do you like to stay in touch?

 

These questions will give you a good sense of how an agent will approach a relationship with you.

 

Search For Client Proof

If after all your research you find yourself close but still unsure, try to find out what previous clients have said about that particular listing agent. You can start by reading testimonials (which should be easily found on the agent’s website). From there, you can ask for references. While Google reviews can be helpful, it is worth noting that people tend to leave reviews more when they have negative than positive experiences.
