Every year we add new definition to what a modern condo should look like. In 2021, this is no exception. Here is what I believe are the best features of a modern condo in 2021.
The Developer’s Reputation
While this information may be more pertinent to new-builds over pre-existing condos, this is still something you want to find out! A reputable developer will often use their own construction crew who will take great ownership over the quality of their finished project. Some developers, however, outsource their construction projects. When this happens, lines of communication can be compromised.
Finishes
Do not be fooled when a modern condo is depicted with “high-end finishes”. You can list an appliance as stainless steel, but that does not necessarily imply that they are high-end. Get as much detail as you can on the finishes within the condo so you can avoid paying marble prices for imitation stone.
Amenities
It is easy to fall in love with a modern condo that boasts a wide variety of amenities. After all, who would not want to enjoy a swimming pool, rooftop patio, and a gym all within the comfort of their own home? It is important to remember, however, that all these amenities come at a cost – specifically your condo fees. Figure out which amenities are nice to have, and which are mandatory. Some must haves I like to suggest to my clients are a concierge desk, night guard and high-end security system so you always feel secure within your own home.
Property Management
Property management is something that is often overlooked by condo hunters. But the sign of a truly modern condo is a building that is staffed by high quality professionals. Nothing is more reassuring than knowing that you have a reliable team available to you at all times – emergency or not.
Neighbourhood
When we think of features of a modern condo, we tend to think of finishes and design choices. However, the outside of a building is just as important. You may want to live in a neighbourhood that is currently very trendy and popular – close to all your favourite restaurants and hangout spots. But if you are going to move into a modern condo, you inherently care about the future. This is not somewhere you are going to plant roots for just a few months. When you are hunting for a condo, it is important to ensure that not only is the area desirable to live in now, but that it will also be desirable in the future – if not for you, then at least for other buyers in the future. Choosing the right neighbourhood for your modern condo can yield significant returns years down the line when you are ready to sell.
