The beginning of spring is often referred to as the beginning of the real estate year for many. The spring real estate market is a wonderful new beginning that signals the end of a long, harsh, Canadian winter.

With this new, warm weather, many look to get out of their homes and start a new chapter in their lives. If this sounds like you, here are some things I suggest to maximize the value of your home.

Consider Spring Cleaning

It may sound like a lot of work, but spring cleaning can do wonders on the value of your home. Make the most of this month’s temperamental weather by giving your home a good scrubbing, inside and out. Cleaning up the remnants of winter breathes new life into your front yard.

Curb appeal is especially important come spring. You have every opportunity to show your home in the best light possible because no snow is covering it up! Give your windows, walkways and walls a good power wash, and touch up your front door and trim with paint if necessary.

Inside, you will want to declutter the things you have collected throughout the year. Maria Kondo, a specialist in tidying-up, says to get rid of things that no longer spark joy. Decluttering will also help you determine how much space you will need in your new home and how much you can donate or throw away.

Stage for Success

Staging is one of the most important things you can do to stand out in a spring real estate market. This is because there are so many homes being listed at once that you will need to go above and beyond to stand out.

Professional stagers have studied both psychology and interior design to showcase your home in the best possible light both virtually and physically. While you may know how to best dress your home for your everyday living, a professional stager will be able to dress a home so that buyers can envision themselves in a new home.

Get The Help of the Right Agent

Hiring a real estate agent is critical in the spring. By trying to buy or sell without a real estate agent during this season, you put yourself at risk of making an unsafe deal because if sounds too good to be true, it probably is.

A seasoned and experienced real estate agent will help you navigate pre-emptive offers, bidding wars, and which offer really is the best to accept.

You will also want a real estate agent who is local to your neighbourhood and knows it well. Your friend may have a relative who works in real estate but is local to a completely different area – they will not be able to give you the best advice because their expertise lies somewhere else. Stick with an agent who knows your neighbourhood like the back of their hand so they can come up with the best selling strategy for your home.
