6 Tips to Sell Your Home Quickly

The idea of listing your home for sale may feel overwhelming – how will you set your home apart from the rest, and ensure it sells quickly for the price you want? There are many factors that affect the desirability of a home, but luckily there are simple steps you can take to positively influence potential buyers. Buyers will be the most interested in your home during the first few weeks that it is on the market, so make sure you hit the ground running with these tips.

1. Get a Storage Unit. One of the easiest way to declutter is to simply remove unnecessary items from your home. Remember that potential buyers will be looking at your closets and storage spaces, too. Things like holiday decorations, seasonal clothes and unused appliances can be stored elsewhere. Less furniture throughout your home also helps to make the purpose of a room clear. As a general rule, remove about one third of your belongings. If it is possible, choose a portable storage unit – this way you can easily transport your items to your new home on moving day

2. Professional Staging. The goal of staging a home is to make it appealing to the highest number of potential buyers. A home stager sees your home from a buyer’s perspective – they highlight its strengths and soften its flaws. If professional staging is not in the budget or is not possible for other reasons, an option is to get someone to walk through your home with fresh eyes. Get a friend to start at the curb, and do a walkthrough of the entire property – offering their perspective on what seems out of place. 4. Remove Personalized Items. It may be difficult, but it is important to disassociate yourself from your home while it is on the market. This means removing photos and other items that may have sentimental value. Packing these away might be hard, but it is helpful to allow prospective buyers to imagine themselves living in your house.

5. Consider Small Changes. Depending on the state of your home, your REALTOR® might suggest making specific upgrades, renovations or changes. It is important to note though that it is not always necessary to do a complete overhaul. Focus on the upgrades and improvements that will give you the biggest bang for your buck. Things like steam-washing carpets, painting the walls, or upgrading cabinet hardware can be all it takes to make your home look fresh and updated.

6. Lighten it Up. A dark or poorly lit home is not very welcoming. Brighten up your space by using natural and artificial light. Use the highest wattage bulbs that your light fixtures can handle. When you are getting ready for a showing, leave the lights on and open curtains and blinds. If you have darker coloured walls, consider switching to white or a neutral grey. Deep cleaning baseboards, windows, and light fixtures will also help to brighten up the space.
