It's little things that make realtor big sales champ

The front door lock refuses to give as Elli Davis applies steady pressure to the key. 'It needs some oil. I might have to run to my car and get my WD-40. I never go anywhere without it," Davis tells a client who is waiting to view a condominium for sale in Rosedale.

For six consecutive years, Davis, 42, has clinched the title of Royal LePage's top selling agent in Canada.

What accounts for Davis' stellar results in a downturn Toronto market where many other agents are struggling to stay afloat?

She has a meticulous eye for detail and never overlooks anything, no matter how minor, her clients and superiors say.

It means she always has a can of lubricant and a flashlight in the trunk of her car. "You never know when you're going to be faced with a sticky lock or a burned out light bulb," Davis says.

"She's honest. She doesn't tell you anything you want to hear just to get a sale," says Mary Blair, who recently called upon Davis to sell her luxury condominium at Granite Place near Yonge St. and St. Clair Ave.

Blair's condominium sold in two months. "I wanted to price my place much higher than she thought, but in the end Elli was right."

A recent, typical afternoon finds Davis heading to the home of a retired couple who want to sell their condominium on Carlton St.

It is a little more than a 10 minute drive from the Royal LePage office on Yonge St. near Bloor.

Davis can easily pull from memory similar information about most condominium buildings in Toronto's central core. "There are 30 or 40 buildings in Toronto's central core. "There are 30 or 40 buildings that I'm constantly going in and out of."

It's part of Davis' job to soothe the disappointed vendor. "I'd be thrilled if you could get more money and maybe you will, but not from this buyer," she says. "No one likes to lose money, but it happens."

And as for whether she will continue leading the pack of the 6,000 Royal LePage agents, Davis is philosophical.
